Since 1999, Joseph Corporation has been a chartered member of the NeighborWorks® Network, founded by Neighborhood Reinvestment Corporation, which brings together 235 non-profit housing developers serving over 1400 communities across the nation.
Our Mission
Joseph Corporation is a community-based nonprofit organization established in 1991 to address affordable housing needs in the Aurora area. Our mission is to empower individuals, stabilize families, and revitalize neighborhoods through a variety of economic and social initiatives. Joseph Corporation increases homeownership opportunities by offering education and counseling for first-time homebuyers. We achieve our goal of providing quality, affordable housing through rehabilitation of distressed properties and by developing rental housing. Joseph Corporation employs a professional, bi-lingual staff and is governed by a volunteer Board of Directors.
Programs
Joseph Corporation Builds Better Communities through three programs:
- Homeownership – The staff of Joseph Corporation works with families through all stages of becoming a homeowner: credit and budget counseling, education about the homeownership process, mortgage counseling, post-purchase and home maintenance counseling, and foreclosure prevention. Joseph Corporation provides information about home buyer financial assistance programs and is a HUD certified homeownership counseling agency.
- Neighborhood Revitalization –Through its New Start Program, Joseph Corporation purchases distressed properties in Aurora and following extensive rehab, sells the homes at affordable prices to help meet the needs of low/moderate income families. Joseph Corporation may offer down payment assistance to families purchasing these homes and provides the families with homeownership counseling. In addition, we partner with Kane County on their Neighborhood Stabilization Program which purchases and rehabs foreclosed properties.
- Real Estate Development – Coulter Court Residences, developed by Joseph Corporation, provides 38 affordable one-bedroom apartments in a beautifully rehabbed historical building in downtown Aurora. Additionally, Joseph Corporation maintains ownership interest in two affordable apartment complexes serving the senior population; Rose Terrace in Oswego and The Meadows in Elburn.
- Safety First Program – in partnership with the City of Aurora, Joseph Corporation administers a program that addresses safety issues within the city limits of Aurora. Eligible repairs include improvements or upgrades of mechanical, electrical and plumbing systems, roof repairs or replacements and porch repairs.
Accomplishments
In 2010 Joseph Corporation:

Provided budget, credit, and/or homeownership and foreclosure counseling for 773 families and individduals.

Helped 11 families qualify for a mortgage and become new, educated homeowners.

Assisted 55 families through the Safety First Program

Maintained partnerships with Kane County, Mercy Housing and the City of Aurora through their Neighborhood Stabilization Program (NPS.)

Established new partnerships with Prairie State Legal Services and Rebuilding Together Aurora.
Credit and Budget - We will view your credit report, help you determine the accuracy of the information, and work to fix any credit problems.
The Home Buying Process - We will help answer such questions about…attorney…home inspection…realtor fees…and other legal and contract issues involved in your home purchase.
Mortgages - We explain lending and the basics of different mortgage products so you can make smart choices for financing your home.
Down Payment & Closing Cost Assistance - We will help you determine if you qualify for grants or low-interest loans to help you buy your home. Learn about the different types of assistance offered by banks, city government, or employers.
